Commercial HVAC Systems We Service and Install

Commercial buildings in Pierce County run on a wide range of equipment depending on the structure, occupancy type, and when the system was originally designed. We work on all of them.

Rooftop Units (RTUs)

Rooftop Units (RTUs) are the most common commercial HVAC configuration in Pierce County — you’ll find them on offices, strip malls, restaurants, churches, and schools. These self-contained units house heating, cooling, and ventilation in one package mounted on the roof, delivering conditioned air through the building’s ductwork below. We handle RTU installation, seasonal maintenance, compressor and fan motor repair, economizer diagnostics, gas heat exchanger inspection, and full unit replacement when the system reaches end of life. RTU curb adapters, crane coordination, and roof penetration details are part of the job — we manage the logistics so you don’t have to.

Split Systems

Split Systems separate the condensing unit (outdoors) from the air handler or furnace (indoors). Common in smaller commercial spaces, medical offices, and multi-tenant buildings where rooftop access isn’t practical. We install, repair, and maintain both the indoor and outdoor components, including refrigerant circuit work, blower motor service, and evaporator coil replacement.

VRF/VRV Systems

VRF/VRV Systems (Variable Refrigerant Flow / Variable Refrigerant Volume) represent the highest-efficiency option for commercial buildings that need zone-by-zone temperature control. A single outdoor condenser can serve dozens of indoor units across multiple floors and zones, with each zone setting its own temperature independently. VRF systems use inverter-driven compressors that modulate output in real time — running at exactly the capacity needed rather than cycling on and off. We design, install, and maintain VRF systems from Mitsubishi Electric, Daikin, and other leading commercial brands.

Packaged Systems

Packaged Systems combine heating, cooling, and ventilation in a single cabinet — either rooftop or ground-mounted. Options include all-electric, gas/electric, and dual fuel configurations. Packaged units are common in smaller commercial buildings, modular structures, and facilities with limited mechanical room space.

Commercial Heat Pumps

Commercial Heat Pumps provide both heating and cooling from one system and are increasingly popular in Pierce County as businesses shift toward electrification. Air-source heat pumps handle the Puget Sound’s mild winters efficiently, and cold-climate commercial models perform reliably in the occasional sub-freezing temperatures. We also install and service ductless commercial heat pump configurations for spaces that need supplemental or zone-based climate control.

Make-Up Air Units (MAUs)

Make-Up Air Units (MAUs) replace the air exhausted by commercial kitchen hoods, laboratory ventilation, or industrial processes. Without adequate make-up air, a building develops negative pressure — doors become hard to open, drafts pull unconditioned air through gaps, and HVAC systems strain to compensate. We install and maintain gas-fired and electric MAUs sized to match your exhaust volume.

Commercial HVAC Repair

A failed RTU in August doesn’t wait until Monday. A restaurant kitchen without make-up air can’t pass an inspection. A school with no heating in January has to close.

We understand the urgency behind commercial HVAC repair. Our technicians carry refrigerant, motors, capacitors, contactors, relays, and control boards on the truck. For common RTU and split system failures — a dead compressor contactor, a tripped high-pressure switch, a failed inducer motor, an economizer that’s stuck open pulling in cold outside air — we can usually diagnose and repair the same day.

For more involved problems — a compressor burnout on a large RTU, a refrigerant leak in a VRF system, or a cracked heat exchanger on a rooftop gas pack — we provide a clear written estimate with repair-vs.-replace analysis. A commercial system that’s 15+ years old with a major component failure often costs more to repair than to replace with modern, higher-efficiency equipment that qualifies for utility incentives.

We service all major commercial HVAC brands: Trane, Carrier, Lennox, Daikin, Mitsubishi Electric, YORK, Johnson Controls, Rheem/Ruud, Goodman/Amana, Bryant, Heil, and others. If it’s on your roof or in your mechanical room, we can work on it.

Commercial HVAC Installation and Replacement

New construction. Tenant build-outs. Full system replacements on aging equipment. Retrofits to upgrade from a constant air volume (CAV) system to a modern variable air volume (VAV) or VRF configuration. We handle commercial HVAC installation from design through commissioning.

Every commercial installation starts with a load calculation specific to the building — accounting for square footage, ceiling height, occupancy patterns, window exposure, insulation levels, and internal heat sources (kitchen equipment, server rooms, lighting). We size the equipment to the actual load, not to a rule of thumb. An oversized system wastes energy and short-cycles. An undersized system can’t maintain comfort on peak demand days.

We also evaluate ductwork during every new installation. Commercial duct systems degrade over time — seams open, insulation deteriorates, and the original design may not accommodate a modern high-efficiency system that moves air at different pressures and volumes than the equipment it’s replacing. When needed, we modify or replace ductwork as part of the installation scope so the new equipment can actually deliver its rated performance.

After installation, we commission the system — verifying refrigerant charge, airflow at every supply point, control sequences, economizer operation, and safety controls. We don’t hand you the keys until the system is performing to spec.

Preventive Maintenance for Commercial HVAC Systems

A breakdown in a commercial building doesn’t just affect comfort — it affects revenue, liability, and tenant retention. Preventive maintenance keeps systems running, catches problems before they become emergencies, and extends equipment life.

We offer scheduled commercial maintenance plans that are customized to your facility and equipment. Frequency depends on the system type and usage: most commercial HVAC systems benefit from quarterly service, with seasonal focus on cooling prep in spring and heating prep in fall.

For RTUs and packaged systems — we inspect and clean condenser and evaporator coils, check refrigerant charge and look for leaks, test compressor amp draw and operating pressures, inspect the gas heat exchanger for cracks, verify economizer operation and damper movement, clean or replace air filters, check belt tension and blower motor bearings, tighten electrical connections, calibrate thermostats and building controls, clear condensate drains, and test all safety controls.

For VRF systems — we check refrigerant pressures across all circuits, verify communication between the outdoor unit and each indoor head, inspect inverter board operation, clean coils and filters on every indoor unit, and test defrost and heating/cooling changeover functions.

For make-up air units — we verify gas ignition and burner operation, check supply air temperature, clean filters, and test interlocks with the exhaust system.

Maintenance plans include priority scheduling, so when something does break — and eventually it will — you’re not waiting behind a queue. You’re already in our system and we already know your equipment.

Types of Commercial Properties We Serve

We provide HVAC services for a wide range of commercial property types across Pierce County:

Offices and professional buildings. Retail stores and shopping centers. Restaurants and commercial kitchens. Schools, daycare centers, and educational facilities. Churches and community centers. Medical and dental offices. Warehouses and light industrial facilities. Multi-tenant commercial buildings. Auto repair shops and service bays.

Each type of facility has its own HVAC challenges. A restaurant needs make-up air and heavy-duty ventilation. A medical office needs precise temperature control and advanced filtration for patient comfort and air quality. A warehouse may only need spot heating or ventilation rather than full climate control. We scope the solution to the building, not the other way around.

Commercial HVAC Brands We Service

We service and install commercial equipment from every major manufacturer:

Full installation and service: Trane, Mitsubishi Electric, Bosch, Hisense, Daikin

Frequently Asked Questions (FAQs)

How often should a commercial HVAC system be serviced?

Most commercial systems perform best with quarterly maintenance — four visits per year. Spring and fall visits focus on preparing the system for the upcoming cooling or heating season (coil cleaning, refrigerant checks, heat exchanger inspections). Summer and winter visits focus on performance verification and filter changes during peak operation. High-use facilities like restaurants, medical offices, and schools may benefit from monthly filter service in addition to quarterly mechanical maintenance.

A well-maintained commercial RTU typically lasts 15 to 20 years. The compressor is usually the most expensive component — when it fails on a unit that’s already past 15 years, replacement of the entire unit is often more cost-effective than a compressor-only repair. Factors that shorten RTU lifespan include coastal salt air exposure (less of a concern in Pierce County than on the coast, but relevant for Gig Harbor-area facilities), deferred maintenance, running the system without regular filter changes, and economizer dampers stuck in the wrong position for extended periods.

VRF (Variable Refrigerant Flow) is a commercial HVAC technology that uses one outdoor condensing unit to serve multiple indoor units, each with independent temperature control. The system modulates refrigerant flow to each zone based on real-time demand, making it one of the most energy-efficient commercial HVAC options available. VRF works well for multi-zone office buildings, mixed-use properties, and facilities where different areas need different temperatures at the same time. It’s also a strong retrofit option for buildings without existing ductwork or with limited mechanical room space, since the refrigerant piping is smaller than ductwork and the indoor units are compact.

Yes. We offer customized maintenance plans based on your facility type, equipment, and operational schedule. Plans include scheduled preventive maintenance visits, priority emergency response, and discounted repair rates. We work around your business hours — including evenings and weekends for facilities that can’t shut down during the day.

Puget Sound Energy offers commercial rebates for qualifying high-efficiency equipment, including heat pumps and VRF systems. The amounts and eligibility depend on the system type, efficiency rating, and your current energy source. Washington’s Clean Buildings Performance Standard also affects commercial buildings over 50,000 square feet — energy efficiency upgrades may help with compliance. We help commercial clients identify applicable incentives and coordinate the documentation.

Paula was super helpful getting me scheduled and asked a few good questions upfront to understand what was going on. I wasn’t able to finish the assessment at first, but when I called back she got me in for the next day, which I really appreciated. Dylan called a couple hours before my appointment to see if he could come earlier, which worked out great. He showed up when he said he would, was really friendly, and knew exactly what he was doing. He fixed the issue and also gave me a few options/recommendations before he left. Overall, really great experience with both Paula and Dylan. I’d definitely recommend this company to friends and family.
